The University Hospital Schleswig-Holstein is one of Europe's largest centres for medical care - the only maximum-care provider in the state, with 49 clinics and approximately 2,400 beds across campuses in Kiel and Luebeck. A major PPP programme is rebuilding and refurbishing 307,000m2 of facilities across both sites, modernising the infrastructure that underpins world-class medicine in northern Germany.

Working with Germany's largest university hospital to transform healthcare infrastructure across two campuses

The University Hospital Schleswig-Holstein had reached a point where its ageing facilities were holding back its ambitions as one of Germany's leading centres for medical research and patient care. A major reconstruction and renewal programme was needed - but one complex enough to require an experienced, long-term partner.

In 2014, the hospital selected IP UKSH GmbH - with Invesis as lead investor holding 95% - under a 30-year PPP arrangement. The project comprises the design and construction of new-build facilities alongside the rebuild and refurbishment of existing buildings across the Kiel and Luebeck campuses, totalling approximately 307,000m2. Hard FM and technical management services cover an overall area of approximately 502,000m2.

Construction was delivered in phases, with new buildings in Kiel and Luebeck handed over in 2019 and a laboratory building completed in 2024. The partnership was procured through a competitive dialogue procedure with a 19-month dialogue phase - reflecting the complexity and ambition of the project.

Redesigning two hospital campuses around interdisciplinary care, efficiency and flexibility

The transformation of the University Hospital Schleswig-Holstein was driven by an innovative utilisation concept developed collaboratively with the hospital over 19 months of dialogue - one that fundamentally rethinks how clinical departments are organised and how space is used.

The concept concentrates related disciplines in central buildings, creating interdisciplinary units for surgery and clinical diagnostics, shared ICU and intensive care facilities, and modular ward structures designed for both efficiency and adaptability. Logistics were optimised across both campuses to reduce clinical friction and support faster, more effective patient care.

The flexible building structure ensures the facilities can be adapted as clinical needs and medical practice evolve - a vital consideration for a hospital whose function will continue to change across a 30-year concession.

Sustainability

Improving patient outcomes and supporting communities across Schleswig-Holstein

  • The rebuilt and refurbished facilities bring medical disciplines that belong together for patient care into close proximity, accelerating diagnosis and treatment across the hospital's 49 clinical departments.
  • An energy management system is in place across the estate, with key performance figures tracked as part of regular energy reporting - supporting the hospital's sustainability objectives.
  • LED lighting is being progressively rolled out across both campuses as part of the ongoing lifecycle programme.
  • The FM subcontractor offers apprenticeships and internships across a range of professions and participates in local career days, helping build the skills pipeline for healthcare facility management in the region.
  • The FM subcontractor works closely with the local fire service, strengthening community safety partnerships in both Kiel and Luebeck.
  • Patients are kept informed of construction progress through the hospital's monthly magazine, maintaining community engagement throughout a complex, phased programme.
