East Ayrshire Community Hospital in Cumnock was designed to provide a warm, domestic environment for patients, offering a welcoming alternative to the institutional character of older healthcare facilities. The hospital provides 50 continuing care and respite beds, 24 GP acute beds and a 24-place day hospital serving up to 28,000 outpatients.
Invesis led the project from financial close in 1999, supporting the successful delivery and long-term operation of the hospital through the public-private partnership. In 2021, NHS Ayrshire and Arran acquired the project company with funding from the Scottish Government, enabling the health board to support the future development of health services in East Ayrshire.

Delivering a modern community hospital for East Ayrshire
East Ayrshire needed a modern community hospital bringing together primary and secondary healthcare services for the population of Cumnock and the surrounding area. In 1999, Invesis was appointed as sole investor under a 25-year PFI contract, with BAM Construction delivering the 6,900m² hospital four months ahead of schedule in August 2000.
The hospital provides 50 continuing care and respite beds, 24 GP medium acute beds, a 24-place day hospital and capacity for up to 28,000 outpatients each year, alongside café and community facilities. Designed to create a domestic rather than institutional atmosphere, it provides a welcoming environment for patients, visitors and staff. Throughout the partnership, BAM FM delivered a comprehensive range of facilities management services, helping maintain high standards across the hospital.
Following more than 20 years of successful operation, NHS Ayrshire and Arran acquired the project company in 2021, with funding from the Scottish Government. The acquisition enabled the health board to support the future development of health services to meet the evolving needs of communities across East Ayrshire.
