Merrylands Housing Australia Future Fund (HAFF)

The background
Merrylands, located in Western Sydney, is experiencing increasing demand for secure and affordable housing, with more than 12% of the local population in need of affordable housing options.
In response to this urgent need, the Housing Australia Future Fund initiative (HAFF) was launched as part of a national strategy to deliver generational change in Australia’s housing market.
Invesis, in partnership with Housing Australia and Bridge Housing, will deliver 174 new homes. This collaboration is supported by Australian infrastructure consultants Capella Capital.
The Merrylands development represents Invesis’ first investment under the HAFF framework and demonstrates the strength of collaboration between government, community housing providers and private investors.

Business value
The Merrylands project exemplifies how partnerships across public, community and private sectors can unlock long-term social and economic value. By combining government funding with private investment, the development delivers housing outcomes that would not be achievable through private market delivery alone.
The project will provide secure, high-quality homes for people on low to moderate incomes who are experiencing rental stress. Future residents will include key workers, women impacted by family violence, and older women at risk of homelessness – groups disproportionately affected by housing insecurity.
Located within walking distance of public transport, the Merrylands town centre and retail amenities, the development promotes social inclusion, accessibility and connection to employment opportunities and essential services.
This investment further strengthens Invesis’ growing infrastructure portfolio in Australia and reinforces its commitment to delivering projects that generate lasting community impact. For Bridge Housing, the project represents a transformational step in rebalancing housing supply across Western Sydney and building stronger, fairer communities.
