Wharfedale Locality Hospital
The background
Wharfedale Hospital was procured by the Leeds Teaching Hospital NHS Trust, to replace a former community hospital that no longer met the health care requirements and demands of the surrounding population.
At the time, Wharfedale Hospital was a pioneering project for the NHS as it was their first PFI scheme. Therefore, the client required a trusted partner who had expertise in public private partnerships contracts and the capabilities to support them in the delivery and ongoing management of the hospital.
In 2002, Invesis were awarded the PFI contract to design, build, finance, maintain and operate the hospital. The project is now a fully operational and efficient hospital that provides a wide range of services and specialties to patients from Wharfedale and the north of Leeds, in a modern purpose-built environment.

During the bidding and construction phase of the project, Invesis worked with the Authority and our long-standing partners BAM Construction, to develop a bespoke design solution with spatial arrangement, making good and appropriate use of natural light and ventilation. It was important for the client to deliver a patient-friendly hospital that had an open and welcoming environment.
The concession has been operational for 19 years and the consortium continues to work closely with the trust, in conjunction with BAM FM, to deliver a range of managed services to ensure the hospital is maintained to a high standard. For example, a state-of-the-art temporary mobile operating theatre was installed at the hospital to tackle the backlog of patients waiting for treatment. The mobile theatre will help provide additional theatre capacity to care for 15 to 18 patients a week.
Due to the lifecycle approach of the PFI contract and excellent relationships built between the client and consortium, Leeds Teaching Hospital NHS Trust has received a high-quality asset that has boost the economy and improved the provision of health care to the local community.

- Building Information Modelling (BIM) was used to develop an operational 3D FM model containing all the assets in the hospital that require servicing and maintenance. This has resulted in a 45% improvement in the speed of reactive jobs and a 54% improvement in the completion of PPM tasks per month.
- Electricity usage has been reduced in its operating theatres by 28%, by shutting down the heating, ventilation and air conditioning (HVAC) system when the theatres are not in use. This has led to annual cost savings of 13,600 kWh of electricity and over six tons of annual CO2 emissions.
